One Heddon Street, Piccadilly, London

One Heddon Street is a flexible office space in the midst of Regent Street which puts the wellbeing of its members at the heart of its design and creates spaces to work, network, collaborate and learn.

The fit out of this Grade II listed building extends across eight floors and 29,700 ft² and completed in October 2018. The accommodation offers 350 desks with flexible membership options and a range of shared amenities, including bookable meeting rooms, boardroom, concierge services, a private roof terrace with bar and boosted WiFI, and flexible events space, as well as a specially curated programme of exercise, activities and networking events.

Features such as adjustable sit-stand desks, internal planting and a living wall, extensive use of natural light, and filtered water throughout ensure the health and wellbeing of its community. With the best air quality, excellent day lighting, and carefully selected air purifying plants, the building is set to become ‘Gold’ WELL-accredited. We specified materials with great environmental credentials and durability - including floor and wall finishes through to the joinery and MEPH design.

The mechanical design and lighting takes into account the cellular layout, which can be adapted back to a single floor plate if required and strategic upgrade of elements such as mechanical equipment, new electrics, new fire alarm, new drainage and mechanical refurbishment of the lifts aim to provide a minimum ten-year lifespan for the building.
