We have been appointed to work on this new-build development, primarily residential with retail at ground and basement levels in the London Borough of Barnet.
The scheme is a residential-led redevelopment of the site to include demolition of existing buildings and erection of three blocks ranging from 6 to 15 storeys rising to 49.4m above ground with flexible retail (Class A1-A4 & D1) at ground and basement level and 187 residential units (Class C3) on upper floors, with associated parking, servicing arrangements, amenity space, public realm improvements and all necessary ancillary and enabling works.
There will be a high quality and fully accessible public space along Cricklewood Lane, a landscaped communal amenity space at podium-level, including children’s playspace and 80 car parking spaces at ground and basement level, including eight blue badge spaces.
We are providing building services design with lifts, firefighting services, smoke control plus renewable technologies.
Mecserve is also working on the energy strategy of the development. The apartments will be heated with heat interface units connected to a central plant room containing boilers, CHP and ancillaries. They will have photovoltaic panels on the roof to meet some of the electrical demand of the development and we are providing façade optimisation services and overheating analysis for the building, advising on passive design strategies to ensure the optimum building envelope performance will be achieved.
