An office development in Swansea town centre for Terrace Hill with approximately 70,000 ft² office space over three floors, set within two distinct adjoining wings.
The works included both open and under croft car parking facilities with full air-conditioned space to the offices. All services were controlled and supervised by a central plant BEMS installation. Lighting was by recessed modular luminaires with low brightness louvres complying with CIBSE LG3.
Mecserve was appointed to provide an (enhanced) performance specification for the building services to enable competitive design and build tenders to be sought, with the successful contractors being Interserve Project Services Ltd and N G Bailey.
Mecserve was also retained by the client as quality control advisor on the services with the brief including overview and comments on the design production information, review of the commissioning and acceptance of the services at ‘practical completion’ (handover).
The project was let to Admiral Insurance Group.
