7-8 St James's Square, Westminster

Mecserve was appointed to assist with the redevelopment (after initial demolition) of 7 & 8 St James’ Square and 7 Apple Tree Yard.

The project provides an office building with lower ground floor, ground floor, and five upper storeys totalling 63,185 ft² and fully screened roof plant and air conditioning. The brief also included the refurbishment and alteration of 7 St James' Square, with the change-of-use of the fourth floor to residential use, and reinstatement of connections between the existing listed building 7 St James' Square and the new proposed building for 8 St James' Square at lower ground, ground, first, second and third floors. 

The majority of the mechanical and electrical plant is located within the lower ground, basement areas with a minimal amount of the mechanical and electrical equipment located on the roof.
