A visually striking office development for Terrace Hill located in Croydon with over 240,000 ft² of net office space arranged over seventeen floors. The building included central cores, a double height reception, café and small retail unit on the ground floor.
Mecserve was appointed to provide an (enhanced) performance specification to enable a competitive design and build tender to be negotiated. The services included CHP with absorption cooling (tri-generation), ground source heating/cooling heat pumps, four-pipe fan-coils, sprinklers and lighting control. The main plant was located at basement and roof levels, with pulsed ventilation to the basement car park and full firefighting facilities to the firefighting core.
Lighting was by fully recessed modular luminaires with low brightness louvres to enable compliance with CIBSE LG7 adaptation. Daylight sensor controls were incorporated to reduce the lighting loads, thus assisting with ADL2a approval and ultimately help towards achieving the GLA 10% renewal assessment of the building.
Mecserve was retained by the client as quality control advisor for the building services, with the brief including an overview of the design production by Kier London.
